Eco-industrial parks (EIPs) represent a strategic place-based policy designed to reconcile industrial growth with environmental integrity, playing a crucial role in advancing global sustainable development. Although China has vigorously advanced the nationwide initiative to upgrade traditional industrial zones into national-level EIPs, the differential impacts of these transformations on urban green total factor productivity (GTFP) remain underexplored. This study evaluates and compares the upgrading effects across three distinct industrial park archetypes: economic and technological development zones (ETDs), high-tech industrial development zones (HTDs), and other industrial parks (OIPs). Our findings demonstrate that the establishment of EIPs significantly enhances urban GTFP. Nevertheless, the magnitude of this effect exhibits substantial heterogeneity contingent upon the original nature of the industrial park: HTDs demonstrate the most robust capacity to catalyze green growth, followed by ETDs, while OIPs yield the weakest improvement. Mechanism analysis further reveals that the innovation-driven effect constitutes the primary driver of these GTFP enhancements, especially pronounced in HTDs, outperforming both policy-driven and industrial structure-driven channels. These findings emphasize that sustainable urban development strategies should prioritize strengthening regional innovation capacities and design differentiated upgrading pathways tailored to the unique characteristics of existing industrial infrastructure.
