Introduction
一、培养方案修订的指导思想
本次人才培养方案的修订按照《广东工业大学高水平大学建设总体规划(2015~2020年)》、《广东工业大学“十三五”发展规划》要求,《广东工业大学2017年教育部审核评估专家组反馈意见》精神,《国务院办公厅关于深化高等学校创新创业教育改革的实施意见》(国办发〔2015〕36号)文件精神,将学校的人才培养总目标“培养具有高度社会责任感,善于合作、勇于创新、视野宽广,掌握从事专业所需的基础知识和专业技能,具有综合运用所学科学理论方法和手段分析并解决实际问题的能力,能有效解决现场实际问题的高素质创新应用型人才”充分体现和落实在本次教学计划的修订工作中。
I. Guiding ideology for the revision of training plan
The revision of the talent training plan is based on the spirit of the Master Plan for the Construction of High-level Universities in Guangdong University of Technology (2015-2020), the Fourteenth Five-Year Development Plan of Guangdong University of Technology, the Feedback from the Expert Group of the Ministry of Education of Guangdong University of Technology in 2017 and the implementation opinions of the General Office of the State Council on Deepening the Reform of innovation and entrepreneurship education in colleges and universities (Guo Ban Fa [2015] No.36). The overall goal of the school's personnel training: "To train high-quality innovative and applied talents with a high sense of social responsibility, being good at cooperation, being brave in innovation, having a broad vision, mastering the basic knowledge and professional skills needed for professional work, having the ability to comprehensively apply the scientific theoretical methods and means they have learned to analyze and solve practical problems, and being able to effectively solve practical problems on the spot" has been fully embodied and implemented in the revision of this teaching plan.
二、培养方案修订的依据
本专业在2020版专业培养方案的基础上,主要依据以下几个方面修订并形成2022版专业培养方案。

II. The basis for the revision of the training plan.
On the basis of the professional training plan of version 2020, this major is mainly revised and formed the professional training plan of version 2022 according to the following aspects.
1. Opinions of the General Office of the State Council on deepening the Reform of Innovation and Entrepreneurship Education in Colleges and Universities (State Office issued (2015) No. 36).
2. Measures for the Administration of undergraduate Specialty Construction of Guangdong University of Technology (revised) (Annex 1 of Guanggong Dazhi (2020) No. 21).
3. Measures for the Administration of undergraduate Curriculum Construction of Guangdong University of Technology (revised) (Annex 2 of Guanggong Dazhi (2020) No. 21).
4. An investigation report on the social demand of Applied talents in real estate development and management.
5. Guiding professional norms for undergraduate real estate development and management in Colleges and universities (2016).
三、 主要修订内容
根据本次培养方案修订要求,在2020版专业培养方案的基础上修订并形成2022版专业培养方案,主要修订内容如下:
1. 进一步凝练培养目标及培养特色
本次培养方案的修定,严格按照房地产开发与管理本科指导性专业规范的要求进行,具体包括:(1)专业培养目标和标准紧扣学校人才培养总目标。(2)专业培养目标对应到专业毕业生在毕业后5年左右能够达到的职业和专业成就的内涵要求上;专业的毕业要求(培养标准)对学生毕业时应该掌握的知识和能力有具体描述,包括学生通过本专业学习所掌握的知识、技能和素养。(3)专业的制定、修订,基于产出导向教育(OBE)理念,综合考虑国家社会教育发展的需要、广东省产业发展的需要、学校人才培养定位、学生发展期望等。
2. 优化课程体系
本专业在确定课程体系时,明确课程体系与毕业要求的支撑关系,以及对专业培养目标达成的支持情况,在考虑专业知识结构、学分要求等前提下,还通过目标能力矩阵分析,将专业培养目标和培养标准与课程体系对应。
具体优化课程如下:
(1)为适应社会发展的形势,将《大学计算机基础》调整为《人工智能基础:科学与工程》;
(2)去掉与专业相关性不大的课程《管理心理学》;
(3)根据行业发展的趋势,调整和增加部分课程:将《房地产开发项目管理》调整为《工程项目管理》,《住宅小区规划》调整为《居住区规划设计》,《房地产估价》调整为《不动产估价》,《房地产产权产籍管理》调整为《不动产产权产籍管理》,增加了《地理信息系统理论与实践》;
(4)增设《国家安全教育》课程,共1学分。《思想道德修养与法律基础》调整为《思想道德与法治》,《马克思主义基本原理概论》调整为《马克思主义基本原理》;
(5)《大学生心理健康教育》由1.5学分调整为2学分,《线性代数》由2学分调整为2.5学分。
III. Main revised contents
According to the revision requirements of this training plan, the 2022 version of the professional training plan was revised and formed on the basis of the 2020 version of the professional training plan, with the main revisions as follows:
1. Further refine the training objectives and characteristics.
The revision of this training plan is strictly in accordance with the requirements of the national standards for teaching quality of business administration undergraduate majors, which specifically include: (1) The professional training objectives and standards are closely related to the overall goal of school personnel training. (2) The professional training goal corresponds to the connotation requirements of the professional and professional achievements that professional graduates can achieve about 5 years after graduation; The professional graduation requirements (training standards) specifically describe the knowledge and abilities that students should master when they graduate, including the knowledge, skills and accomplishments that students have mastered through their professional study. (3) The formulation and revision of majors, based on the concept of output-oriented education (OBE), comprehensively consider the needs of national social education development, the needs of Guangdong's industrial development, the orientation of school personnel training, students' development expectations, etc.
2. Optimize the curriculum system
When determining the curriculum system, this major defines the supporting relationship between the curriculum system and graduation requirements, as well as the support for the achievement of professional training objectives. On the premise of considering professional knowledge structure, credit requirements, etc., it also matches the professional training objectives and training standards with the curriculum system through objective capability matrix analysis.
Specific optimization courses are as follows:
(1) In order to adapt to the situation of social development, the basis of university computer is adjusted to the basis of artificial intelligence: Science and engineering;
(2) Remove the course "management psychology" which has little relevance to the major;
(3) Adjust and add some courses according to the development trend of the industry: adjust "real estate development project management" to "engineering project management", "residential community planning" to "residential area planning and design", "real estate appraisal" to "real estate appraisal", and "real estate property registration management" to "real estate property registration management", Added "geographic information system theory and practice";
(4) The course of national security education is added, with a total of 1 credit. "Ideological and moral cultivation and legal basis" is adjusted to "Ideological and moral and rule of law", and "Introduction to basic principles of Marxism" is adjusted to "basic principles of Marxism";
(5) Mental health education for college students was adjusted from 1.5 credits to 2 credits, and linear algebra was adjusted from 2 credits to 2.5 credits.
四、特色设置
房地产开发与管理专业培养方案充分考虑知识要求、专业能力、人文和科学素质、诚信意识和专业操守、沟通能力、持续学习能力等方面的毕业要求,课程设置时特别考虑本学科、本专业的知识特色,培养学生多学科交融的知识视野和思维素质,要求学生通过初步的学术训练,具有一定创新意识和创新能力。
房地产开发与管理专业学生的知识要求包括人文社科知识、自然科学基础知识、工具性知识、专业知识、相关领域专业知识等五个方面。
(1)人文社会科学知识:熟悉哲学、政治学、社会学、心理学、历史学等社会科学基本知识,掌握管理学、经济学、法学等方面的基本知识,了解文学、艺术等方面的基本知识。
(2)自然科学基础知识:掌握高等数学、工程数学、信息科学的基本知识,了解可持续发展相关知识,了解当代科学技术发展现状及趋势。
(3)工具性知识:掌握一门外国语,熟悉计算机及信息技术的基本原理及相关知识,熟悉管理信息系统等信息技术知识。
(4)专业知识:掌握工程结构、房屋建筑学、城市规划原理、工程项目管理、城市土地利用与管理、建设工程估价与成本控制等建设技术知识;掌握城市与房地产经济学、房地产估价、房地产金融等市场经济理论;掌握房地产开发与管理概论、房地产项目策划、房地产投资分析、房地产市场营销、物业与资产管理等经营管理知识;掌握房地产法律制度等法律知识。
(5)相关领域专业知识:了解金融保险、工商管理、公共管理以及建筑、环境、交通、园林等相关专业的基础知识。
IV. Characteristic setting
The training plan of Real estate development and management specialty fully considers the graduation requirements in terms of knowledge requirements, professional ability, humanistic and scientific quality, honesty consciousness and professional ethics, communication ability, continuous learning ability, etc. When setting up the curriculum, special consideration is given to interdisciplinary and interdisciplinary knowledge integration to cultivate students' interdisciplinary knowledge vision and thinking quality, and students are required to have certain innovative consciousness and ability through preliminary academic training. The knowledge requirements of students majoring in Real estate development and management include five aspects: basic knowledge of humanities, social sciences and natural sciences, basic knowledge of disciplines, professional knowledge and cross-professional knowledge.
(1) Basic knowledge of humanities and social sciences and natural sciences. Students need to have humanistic knowledge in psychology, history, political science, ethics, philosophy and art, master and apply knowledge and skills in advanced mathematics, statistics, foreign languages and computers, as well as necessary engineering technology and information technology knowledge.
(2) Basic knowledge of disciplines. As a major of business administration, students should first master the knowledge of management and economics, and establish a good and solid knowledge background.
(3) Instrumental knowledge: master a foreign language, be familiar with the basic principles and related knowledge of computer and information technology, and be familiar with information technology knowledge such as management information system.
(4) Professional knowledge: master construction technical knowledge such as engineering structure, housing architecture, urban planning principle, engineering project management, urban land use and management, construction project evaluation and cost control; Master market economy theories such as urban and real estate economics, real estate appraisal and real estate finance; Master the operation and management knowledge of introduction to real estate development and management, real estate project planning, real estate investment analysis, real estate marketing, property and asset management; Master real estate legal system and other legal knowledge.
(5) Professional knowledge in related fields: understand the basic knowledge of Finance and insurance, business administration, public management, architecture, environment, transportation, garden and other related majors.

一、培养目标
本专业拟培养学生系统掌握现代管理学、经济学、法律和一定工程技术方面的基本理论,能熟练运用计算机等现代管理手段进行房地产开发与管理、投融资管理、房地产估价、项目管理、工程造价和房地产营销策划等工作,培养德、智、体、美全面发展,适应社会与经济发展需要,基础扎实、知识面宽、能力强、素质高,富有时代特征和创新精神的应用型、复合型专业人才。培养的专业人才毕业后,主要就业于房地产开发、房地产中介咨询、房地产评估、房地产投资与房地产开发与管理、物业管理等企业和设计、教学、研究、公共管理等机构。
Ⅰ. Educational Objectives
The professional intended to train students to systematically master the basic theory of modern management science, economics, law and certain aspects of engineering technology, and able to skillfully use computer and other modern management tools for real estate development and management, investment and financing management, real estate appraisal, project management, project cost and real estate marketing planning, etc., meanwhile cultivating their moral, intellectual, physical and aesthetic education comprehensively so that the students have solid foundation, broad knowledge, good ability, high quality and can adapt to the social and economic development needs. Finally put them into rich era characteristics and professional talents with innovative spirit. After graduation, the students mainly employed in real estate development, real estate consulting, real estate evaluation, real estate investment and real estate development and management, property management companies and other enterprises, or design, teaching, research, public administration and other institutions.
二、毕业要求
本专业学生在培养过程中,强调对学生进行基本理论、基础知识、基本能力(技能)以及健全人格、综合素质和创新精神的培养;致力于为学生全面参与教学改革,科学研究及社会服务等活动创造条件,提倡学生在参与过程中发现并培养自己的兴趣能力,最大限度地发展学生的智力和潜能,鼓励学生勇于面对挑战,不断探索,努力进取,追求卓越;并提供一定的条件,促使学生养成独立工作和团队合作的能力,促使学生养成终身学习和自主学习的习惯。
经过四年的系统学习,本专业学生在毕业时应达成以下毕业要求:
1.知识要求:能够将学科基础知识、专业知识和其他相关知识应用于房地产开发项目投资分析、开发管理等实际的专业管理活动中。
2.专业能力:能够对房地产宏观政策进行分析决策;能够编制与审核项目建议书、项目可行性研究报告、资金申请报告等决策文件;能进行工程项目策划及投融资分析,具备在房地产领域的进行设计管理、投资控制、进度控制、质量控制、合同管理、信息管理和组织协调的基本能力;掌握房地产开发相关的定性、定量分析方法。
3.综合能力:能够具有人际交往能力、沟通与信息获取能力,以及自主学习、终身学习和持续创新的能力,培养良好的人际关系和团队精神,不断增强自身的能力,并培养领导才能。
4.人文和科学素质:能够具有良好的道德修养和社会责任感、积极向上的人生理想、符合社会进步要求的价值观念和爱国主义的崇高情感,注重人文精神、法制观念、公民意识和科学态度。
5.专业素质:掌握本学科具有的一般方法论,获得科学思维方法的基本训练;养成严谨求实、理论联系实际、不断追求真理的良好科学素养;具有房地产项目全过程管理意识和综合分析素养,具有预防和处理房地产开发与管理工作中关键问题的专业素质和能力。
6.身心素质:身体健康,达到相应的国家体育锻炼标准合格水平;能理性客观地分析事物,具有正确评价自己与周围环境的能力;具有较强的情绪控制能力,能乐观面对挑战和挫折,具有良好的心理承受能力和自我调适能力。
7.职业规范:具有人文社会科学素养、社会责任感,能够在工程实践中理解并遵守工程职业道德和规范,履行责任。

10.项目管理:具备房地产开发项目投资估算与工程营造的职业能力:具有审查房地产项目投资估算与基本工程造价管理能力;能进行工程设计方案的技术经济分析,具有编制资金使用计划及工程成本规划的能力;具备房地产开发项目全过程管理能力。
11.终身学习:具有自主学习和终身学习的意识,有不断学习和适应发展的能力。
ⅡGraduation Requirements

After four years of systematic study, students of this major should achieve the following graduation requirements after graduation:
1. Knowledge requirements: The ability to apply basic knowledge, expertise and other relevant knowledge to practical economic and management activities such as real estate investment analysis and development management.
2. Professional ability: The ability to analyze the real estate macroeconomic policy; to compile and audit the project proposal, feasibility study report, the fund application report decision documents; to project planning and analysis of investment and financing, have in the field of real estate design management, investment control, schedule control, quality control, contract management, information management the organization and coordination of the basic skills; familiar with real estate analysis method of qualitative and quantitative related development.
3. 三、专业培养特色
本专业在广东工业大学工科大背景下,以为社会经济发展为导向,以培养房地产行业复合型人才为目标,按照“夯实基础,拓宽口径,注重素质,强化能力,突出特色”的思路,注重对学生综合素质、实践能力和创新创业能力的培养;本专业采取3+1的人才培养模式,前3个学年为校内教学,最后1个学年以专业综合实习和毕业设计的形式参与到社会实践当中。
我校房地产开发与管理专业作为一个新成立的专业,在人才培养方面体现出了自己的特色:

在教学方法上,采用启发式、互动式、案例式和讲座式等多种教学方法,重视对现代教学技术、手段的研究和应用。考虑到房地产开发与管理与社会实践密切结合,具有较强实用性的特点,在教学过程中不但要阐述其基本理论,更注重对现实问题的认识和理解。对于房地产经济学、国内外房地产市场、城市规划学、房地产制度与政策等宏观类课程,在着重讲授重点、难点和热点问题的基础上,通过组织课题讨论、撰写小论文和学术报告等形式,提高学生的思辩能力,开阔学生的视野;对房地产开发经营、房地产估价、房地产经纪、工程计价、住宅小区规划等课程,突出其应用性和操作性强的特点,通过案例教学、外聘行业人士授课或讲座、模拟实验等手段,增强学生对业务知识的理解,并提高应用能力和动手操作能力。
在教学手段上,除继续采用多媒体等常规电化教学手段外,还增设校外见习、专业技能和岗位实训等实践课程。我们将利用学校实验室中心的设备和软件进行房地产投资、工程计价、房地产估价模拟操作;我院已与广州多家房地产开发有限公司、房地产评估公司等机构建立合作关系,能够组织学生到开发企业、中介机构见习工作,逐年增加学生顶岗实习、跟班实习的机会,以提高学生实操技能。
2、课程设置科学
(1)专业课程设置结构合理。首先,通过专业大平台和专业选修及必修课程(如管理学、经济学、房地产基本制度与政策、房地产经济学、房地产市场调查与分析等),让学生掌握房地产专业的基本理论。其次,根据实际需要和本校在房地产教学、科研等方面的特长开设专业课,如房地产经营与管理、房地产估价、房地产投资分析与决策、工程计价等课程紧密联系实际,注意培养学生的实际操作能力。通过系统扎实的教育,培养既具有国际视野,又能够把我国特点与国际惯例结合起来的高素质房地产开发与管理人才,并有助于学生考研继续深造,以满足学生不同的需求,为学生发展自己的兴趣爱好及专长提供了广阔的空间,对提高学生的综合素质非常有益。
(2)其次,注重房地产开发与管理与其他相关学科之间的交叉融合。我校有坚实的工科背景,学生有较好的数理基础,对学习房地产开发与管理的基本理论和掌握房地产开发与管理的定量分析方法大有帮助。在课程安排上注重与数学、外语等学科的交叉融合,拓宽学生知识面并将定量分析与定性分析相结合,有利于提高适应能力和分析能力。
3、注重学历教育与职业资格考试相结合
本专业实行多证考核培养模式。在加强高素质本科学历教育的同时,支持学生参加相关职业资格考试,并取得相应证书。本专业涉及的主要资格证有:房地产评估师执业资格证书、土地评估师执业资格证书、资产评估师执业资格证书、工程造价师执业资格证书、房地产经纪从业人员资格证书等。教师在授课的同时,适当引入与课程相关的职业资格考试中的习题或案例,一方面加深学生对课堂内容的理解,另一方面也有利于学生在资格考试中取得更好的成绩。
4、加快科学实用创新型教材的建设
我院将按照国家教育部制定的重点专业教学指导方案,引进和编写体现科学性、实用性和创新性的课程教材,全面建设适合本专业学习和实训的教材体系。学院将联合本校教师、校外专家、一线从业人员共同编写教材,将理论与实际有机地结合起来,强化学生的动手技能。
通过四年的培养和训练,我们希望学生能系统的掌握现代房地产开发与管理的理论知识,并有较强的专业技能和实际工作能力,成为真正为社会所需的应用型专门人才。
Ⅲ.Characteristics of the Specialty Education
The major in Guangdong University of technology engineering background regards meeting social economic development's needs as guidance and aim to cultivate inter-disciplinary talents for real estate industry, according to "reinforce the foundation, widen the caliber, focus on quality, strengthen the ability and outstanding the characteristics" of thinking, focusing on cultivation of comprehensive quality of students, practical ability and the ability of innovation and entrepreneurship; The major takes the professional training mode of 3 + 1 that the first 3 academic years of teaching in schools, last year of participating in society in the form of a comprehensive professional practice and graduation design practice.
The major of real estate development and management in GDUT, as a new professional, reflects its own characteristics in terms of talent cultivation:
1 innovative teaching methods and teaching means
On the teaching method, using many kinds of teaching methods, such as the heuristic type, the interaction type, the case type and the lecture type and so on, paying more attention to the study and application of modern teaching technology and methods. Considering the real estate development and management closely combined with social practice and having strong practical characteristics, in the teaching process, the major not only elaborate its basic theory, but also pay more attention to the understanding of the reality of the problem. For macro courses of the real estate economics, domestic real estate market, city planning, real estate system and policies, etc., In focus on the teaching of key, difficult and hot problem, by organizing a topic discussion, writing essays and academic reports and other forms, to improve the students' ability of speculation, to broaden the students' vision; on the development and management of real estate, real estate appraisal, real estate brokerage, project cost, residential planning courses, emphasize the application and operational characteristics, through the case teaching, the means of external industry teaching or lectures and simulation experiment, to enhance students' understanding of business knowledge, and improve the application ability and operation ability.
On teaching means, in addition to continue to use multimedia and other conventional audio-visual teaching means, but also add external training, professional skills and job training and other practical courses. We will use the center of school laboratory equipment and software for real estate investment, project valuation, real estate valuation operation simulation, our school of management has established cooperative relations with Guangzhou Real Estate Development Co., Ltd., real estate appraisal companies and other institutions, we will organize the students to the development of enterprises, intermediary institutions to work as internship, and year by year increase student internships, attendant internship opportunities, in order to improve the practical skills of students.
2 Curriculum Science
(1) The structure of professional courses is reasonable. First, through the professional platform and professional elective and required courses (such as management science, economics, basic system and policy of real estate, real estate economics, real estate market survey and analysis etc.), lets the student to master the basic theory of professional of real estate. Secondly, professional courses is opened by according to the actual needs and the school specialty in real estate research and teaching, such as business and management of real estate, real estate appraisal, real estate investment analysis and decision-making, project cost and other courses that is closely linked to the actual and pay attention to the cultivation of students' practical ability. Through a solid systematic education, the students will be trained as high-quality real estate development and management talents with both international vision and the characteristics of combining our country and international practice. Beyond that, it help students take part in the entrance exams for postgraduate schools to continue their studies, in order to meet the needs of different students, and provide broad space for students to develop their interest and expertise. Meanwhile, it is very useful to improve the students' comprehensive quality.
(2) Focus on the integration of real estate development and management and other related disciplines. Our school has a solid engineering background, students have a good mathematical basis. It is helpful for the study of the basic theory and quantitative analysis methods of real estate development and management. In the course arrangement, emphasize the combination of mathematics, foreign language and other subjects. It is beneficial to improve the ability of adaptation and analysis by combining the quantitative analysis with the qualitative analysis.
3 the combination of education and vocational qualification examination
The major practices multi certificate examination and training mode. At the same time to strengthen the education of high quality Bachelor's degree, we support students to participate in the relevant professional qualification examination, and obtain the corresponding certificate. The major involved in the main qualification certificate: real estate appraisal qualification certificate, land appraiser qualification certificate, asset appraiser qualification certificate, project cost engineer qualification certificates, real estate brokers qualification certificate, etc. Teachers in teaching at the same time, appropriately introduce vocational qualification examination exercises or case that are related with the course, on the one hand deepen students understanding of the content of class, on the other hand also help students achieve better in the exam results.
4 accelerate scientific and practical and innovative teaching material construction
In accordance with Key specialty teaching guidance scheme made by the national Ministry of education, Our school of management will introduces and writes scientific, practical and innovative curriculum and teaching materials, and structures the teaching material system comprehensively that is fit for learning and training for the major. College will joint school teachers, external experts, first-line practitioners together to prepare the teaching materials, and the theory and practice will be organically combined to strengthen hands-on skills of students.

3.毕业要求达成度评价
本专业毕业要求达成度评价的机制,包括评价方法、数据来源、评价机构、评价周期、结果反馈等,并任选1-2项毕业要求项举例说明评价实施情况。
3.1毕业要求达成度评价机制
本专业根据矩阵表3课程体系对毕业要求的支撑,综合考虑理论课程、实验实训、毕业设计等实践课程对各项毕业要求及其指标点达成的关联程度,同时将每项毕业要求(或指标点)归一化,制定以下权重系数设定规则:
1)理论课程的权重系数:学分数*1;
2)实验课程的权重系数:学分数*1.5;
3)课程设计及实训课的权重系数:学分*1.5;其中采用PBL模式的权重系数:学分*2;
4)毕业设计的权重系数:学分*2。根据以上规则,我们制定了各门课程支撑各项毕业要求实现的权重系数表,具体参见矩阵表4。

According to the support of the curriculum system in matrix table 3 to the graduation requirements, this major comprehensively considers the correlation degree of the theoretical courses, experimental training, graduation design and other practical courses to the graduation requirements and their index points, normalizes each graduation requirement (or index point), and formulates the following weight coefficient setting rules:
1) Weight coefficient of theoretical courses: academic score * 1;
2) Weight coefficient of experimental course: academic score * 1.5;
3) Weight coefficient of course design and training courses: credits * 1.5; Among them, the weight coefficient of PBL mode: credits * 2;
